The EPC Label Premium: Benefits and How It Works

shape

Achieving a good EPC score has many more benefits than you might think. There is, of course, the fact that your home is more energy-efficient and better for the climate. Additionally, an energy-efficient home is also good for your energy budget. What some people do not know is that there is also a very advantageous EPC label premium from Fluvius, which can significantly reduce the costs of your investment.

What this premium entails, how to apply for it, and how high the subsidy is that you receive through the EPC label premium can be read in this blog! The experts at Dural are also ready to answer all your questions about this when you choose to work with us.

What is the EPC Label?

The EPC label, also known as the Energy Performance Certificate label, is a label that indicates the energy efficiency of a building. This label is expressed with letters. These letters range from A (very energy-efficient) as the best score to F (very energy-inefficient) as the worst score.

The purpose of the EPC label is to provide people who own, want to rent, or buy a property with insight into the energy performance of the building. This can be useful when making decisions about renovations or investments in energy-saving measures. The EPC label can also be used to qualify for subsidies or premiums, such as those from Fluvius.

Keep in mind that the EPC label must be updated regularly, especially after significant renovations, to maintain an accurate representation of the building's energy performance.

What is the EPC Label Premium?

The EPC label subsidy – or EPC label premium – is a financial incentive designed to encourage people to significantly improve the energy efficiency of their homes.

Purpose of the EPC Label Premium

The primary purpose of the EPC label premium is to motivate homeowners to invest in energy-efficient renovations that make a clear impact. The subsidy aims to reduce the total energy consumption and carbon footprint of residential buildings. One of the most effective ways to do this is by making energy-efficient renovations more financially attractive.

Who is the Premium for?

The EPC label premium is available to all homeowners whose properties have substandard energy performance according to the EPC score. You cannot claim the EPC subsidy if, for example, your home already achieves an A or B score.

EPC Label Criteria for Homes and Residential Units

For Homes

To receive the EPC label premium, homes must initially have an E or F label according to the EPC. When you have this label, you can claim the premium if you undertake a thorough renovation that improves your score to a better label. You are required to improve your EPC score to at least a C label through renovations within a period of five years if you want to benefit from the EPC label premium.

Note that people with a home that achieves a D label cannot, in principle, claim the subsidy.

For Residential Units

Residential units such as flats and apartments that currently have a D, E, or F label according to the EPC are also eligible for the EPC premium from Fluvius. However, there is an important difference. These units must achieve at least a B label within five years through renovation.

Other Conditions

  • The EPC used for eligibility must have been issued in or after the year 2019.

  • Demolition or reconstruction projects are not eligible for the EPC label premium, even if you achieve a higher EPC score after the work.

If you meet these two criteria and the previously discussed requirements, you essentially meet the requirements for the premium.

How High is the EPC Label Premium

If you make significant improvements in the energy efficiency (epc-label C or B) of your home or apartment within five years, you may be eligible for a premium ranging from € 2,500 to € 5,000. The exact amount depends on the new energy label you can present after five years.

In a Nutshell

  • For a home that improves from an E or F label to an A, B, or C label, the premiums are respectively € 5,000, € 3,750, and € 2,500.

  • If you renovate an apartment from a D, E, or F label to an A or B label, you can receive € 3,750 and € 2,500 respectively.

Step-by-Step Guide for Applying for the EPC Label Premium

1.Preparation: Obtain an EPC for your home or residential unit before you start renovating. This initial EPC is essential to establish your starting point in terms of energy efficiency.

2. Activation: Go online to Mijn Fluvius and choose 'Activation EPC label premium'. It is crucial that this activation receives the status 'approved' to proceed with the process.

3. Renovation: You have 5 years to renovate your home or residential unit. Use this time to make significant improvements that will improve your EPC label.

4.New EPC: After completing the renovations, have a new EPC drawn up. This new certificate will demonstrate the improvements in energy efficiency.

5.Payout: Go online again to Mijn Fluvius and choose 'Payout EPC label premium'. Here you fill in the details of your new EPC to receive the premium.
