Asbestos in your roof: how to tackle this safely

What are asbestos roofs

Asbestos is a raw material that was used for years to produce, among other things, slates and flat (corrugated) sheets and thus process them in roofs and facades. So there are still quite a few roofs in Belgium that contain asbestos. 

If you have a house that was built or renovated before 2001, there is a good chance that there are still asbestos-containing materials present. As soon as these materials become damaged, dangerous fibers can be released that are harmful to your health.

Asbestos is not always visible and often difficult to recognize yourself. Therefore, do not go on your roof yourself and leave this inspection to a professional. This way, you not only get a clear view of the problem but also advice and assistance in applying for certificates and premiums. Moreover, there is also a legal obligation: from 2032, every building from before 2001 must have an asbestos certificate.

You must also be in compliance at work: 

• every employer is obliged to prepare an asbestos inventory. This means drawing up a list of all possible materials that contain asbestos. If no asbestos is present, a written document prepared by the employer is sufficient.
• If the inventory shows that asbestos-containing material is present, you must draw up a management plan.

In the most recent Royal Decree, there are some important changes regarding asbestos at work. These changes include the gradual reduction of the occupational exposure limit for asbestos and the change of the measurement technique.
